While we are traditionally student housing, anyone that meets our rental qualifying criteria may live Better at Bellamy.
We offer leases from August - July, as well as a limited number of 6-month leases.
A guarantor is essentially a co-signer. With a qualified guarantor, we do not require a security deposit. While a guarantor is not required, it is recommended.
An individual lease allows residents to sign for a single bedroom instead of taking on the responsibility of an entire unit. Most leases signed at Bellamy Western are individual leases.
All applications submitted to Bellamy Western are via our website and online portal.
With a qualified guarantor, there is no security deposit required. However, in the instance a security deposit is required, that deposit is two times the monthly rental rate.
There is a $50 application fee. Be sure to stay up-to-date with our social media pages, as we occasionally waive all fees!
Qualifications include an income-to-rent ratio of 3.5+ for all guarantors (2.5+ for individuals), a minimum credit score of 600, and passing of a basic background check.
Rent is due on the first of each month and must be paid online via the resident portal.
While rent is due on the first of each month, a grace period is extended until the 5th. After the 6th, a $15 or 5% late fee (greater of the two) will automatically be posted to the resident's account.
Renter's insurance is required. We do not require content coverage but do require a minimum of $100,000 in personal liability coverage.
Residents are financially responsible for the entirety of the lease, regardless of when they move out.
No subleases are allowed at Bellamy Western, although we do offer lease takeover opportunities.
Bellamy Western permits one occupant per bedroom.
Apartments are first come, first served. We do attempt to put residents in their requested unit, however, no unit is guaranteed. Ultimately, placement is at the discretion of management.
Rooms are only reserved once a lease has been completed and approved by the property manager. Deposits are only required without a qualified guarantor.
The leasing office is currently open Monday - Friday, 9:00 am to 7:00 pm and Saturdays from 10:00 am to 5:00 pm. However, office hours are subject to change depending on the season. Be sure to check our website and social media pages for up-to-date information.
Residents can access the back of the clubhouse 24/7 using their key fobs. This allows residents to take advantage of the fitness center, computer labs/printing, and the package room at any time.

Bellamy Western offers valet trash services through Spartan Trash.
We have fiber optic internet available to all residents at Bellamy Western through WhiteSky Communications.

All packages are received at the leasing office. Packages are checked in by our staff and placed in the locked package room in alphabetical order. Residents will receive a text message notification from our staff when packages are received in the office.
Amenities are on a first-come, first-served basis at this time. However, management reserves the right to require reservations at any time. If reservations are required, residents will utilize the resident portal for reservation requests.
Bellamy Western is a gated community that requires authorization from guests for entry.
Pest control services are included under the lease agreement. Additional charges may apply under special circumstances, such as fleas, bed bugs, or lice.
Residents are welcome to utilize the propane grilling station at the clubhouse year-round.
Residents with noise complaints after hours can call the office at 828-382-7010 and select the noise complaint option to be connected real-time with our on-call staff member.
Bellamy Western is a smoke-free property.

Pets of all species are welcomed at Bellamy Western, with the only restriction being an 80 lb. weight limit. Residents are expected to pick up after their pet at all times. Fines will be issued if any resident is caught leaving behind pet waste.
In their move-in packet, all residents of Bellamy Western receive a parking pass (free of charge) to be placed inside their vehicle in the bottom lefthand corner of the windshield. If an additional parking pass is required for any reason, a $25 charge will be issued to the resident's account.
Snow removal is requested by management at the discretion of the property manager. We recommend all residents err on the side of caution and refer to guidance posted by local authorities regarding weather conditions.
Quiet hours are between 10:00 pm and 7:00 am.
Residents are permitted to decorate the apartment to their style but are subject to fees if the apartment is not returned to its original state prior to move-out.
Grills/combustible/ignitable items are not permitted for use or storage on Bellamy Western patios.
All residents moving in or out will need to contact the office staff to discuss the move in/out procedures.
Jackson County school district serves the county. Smoky Mountain High School is the only high school in the area, followed by a number of K-8 primary schools (Fairview, Scott's Creek, Cullowhee Valley, plus a number of others).
Residents of Jackson County may experience congested areas on campus and in Sylva when school is in session (August - November, February - April in particular).
Cullowhee is a small mountain town with the primary attraction being WCU. The neighboring town of Sylva is a bit larger, with some local shops, breweries, and parks for residents to enjoy.
Neighboring towns of Sylva, Cashiers, and Dillsboro offer a number of local shops. However, the closest mall or outlet shopping center is located in Asheville, NC (roughly 1 hour from Cullowhee).
